Welcome to 2012!
We are in the midst of winter and the daily temperatures are back in the wonderful 70s and will hit the low 80s this upcoming week. I spent Christmastime in Michigan with family and enjoyed my time there, but it was cold. I’ll take our sunshine and warm temperatures any day over the gray skies and wind chills. If you are still living in the North, now is the opportunity to get a snowbird getaway in Naples and Bonita Springs. Inventory is dropping, prices are still low and deals can still be had.

Market Update – Outlook is Upbeat!
Overall pending sales, which are a key indicator of buyer activity, continue to increase according to a report released by the Naples Area Board of REALTORS® (NABOR) in November. For the 12 months ending November 2011, overall pending sales increased 8 percent while closed sales for the 12 months ending November 2011 grew 5 percent to 8,335 from 7,909 for the same 12 months last year. The available inventory decreased 18 percent to 7,625 available properties in November 2011 compared to 9,352 available properties in November 2010.

Mortgage Rates Remain Low

According to the Freddie Mac Primary Mortgage Market Survey, average fixed mortgage rates have held steady in recent weeks. For five weeks in a row, average rates on 30-year fixed-rate mortgages haven't increased over the 4 percent mark. At the same time last year, the average rate on 30-year FRMs averaged 4.46.
