As an experienced Realtor, I understand that helping clients find their dream home can't be a rushed process and the decision to make a purchase should be done with confidence. From your initial contact with me, I will work to ensure you are familiar with the real estate market, the neighborhoods and locales of Southwest Florida, and listen closely to understand your needs and wants for your new home. I take great pride in helping my clients narrow down and refine their home buying criteria so they can realize their dreams.
Working In Person and Over the Miles
Many of my clients are relocating to Southwest Florida from the Midwest or Northeast, or buying a second home to enjoy the winters in Florida. For those initiating the home buying process from out of state, I am able to communicate and exchange information using e-mail, fax, and telephone. It is relatively easy and common to complete the entire closing process remotely without you needing to be at the closing table.
Showing Homes
For my own home purchases, I have always driven various neighborhoods to get a good feel for the surrounding areas. I know how important this step is and I don't mind if I have to show many homes to ensure my clients zero in on what's really important as they choose their new city and home. If I am working remotely with you, I will mail you maps of the area, real estate magazines to improve you knowledge of the market, and e-mail listings to you that meet your criteria as we continue to be refine them.
Presenting the Offer
Once we have found the home that you want to write an offer for, I will perform a comparative market analysis (CMA) to help you understand what other homes in the area have sold and at what prices. I will also look at other homes currently for sale and how they compare to the home for which you wish to make an offer. This helps you choose a reasonable and justified offer price, and helps the sellers understand why your offer should be accepted.
I can then build an Offer Presentation to support your offer and help the sellers understand all aspects of the offer. It's important to have supporting material to remove as much of the emotion from the decision as possible. To strengthen the offer, I suggest few or no contingencies and that if you need financing, that you show evidence of pre-approval for your loan.
This approach has been very successful for my clients and resulted in all parties feeling they have been treated fairly and with respect. I never use technology to replace human interaction, only to enhance it. All my closings have been smooth, friendly, and on time. Let me do the same for you!
